Had breakfast with guests staying here so only saw the dining room reception etc. Breakfast was very disappointing with very little choice. Add in the very limited choices as a celiac and I'd say to avoid the hotel if you are celiac. Examples: no gluten free bread. Contradicting advice from staff as to what was gluten free. Scrambled eggs wasn't gluten free!

This place could be amazing. The hotel is old and run down. In dire need of TLC. The owners should really invest in this place. However, the staff were amazing. So friendly and helpful and made the stay better for us. They went out of their way to talk to us at breakfast and were polite throughout. The male receptionist was really nice, he changed my room when I wasn't happy to a much nicer one. I can't fault the staff, and i take my hat off to them for making the best out of what they have to work with. 10/10 for the staff team.. They deserve a raise...

Stayed here for 2 nights , place was initially okay hotel was abit run down. Room had some mould around the window in the room 435 we were staying in. The bar area was nice, good views etc. The main reason for the 1 star is once after we checked out we realised a day later we left at Star Wars themed cushion that we bought for a birthday gift for a friend so I went back to the hotel reception to let them know and they checked the lost property and the cushion was not their , he then informed me saying this means nothing I’ll check with the house keeping team on that floor as this happens alot . The house keeping team keep the stuff that’s left behind and don’t return items to lost property. Interesting how it’s known by the front of house staff that their colleagues steal guests stuff. Definitely wouldn’t stay here again.

I have stayed twice at this hotel and I’ve had very different experiences both times. The “buffet” breakfast was completely different from 2022 ,as it wasn’t a buffet. I had to wait 10 minutes for somebody to bring me a very small English breakfast as before this arrived, there was just granola and cornflakes. No more fresh bread and all the many things I came back for in 2024. The bathrooms need serious TLC and the floors are very loud but the sea view is worth it .The staff are lovely as before. I was just dissatisfied with the breakfast but everything else was good for the price I paid per night .

Great place to stay, probably the best in Eastbourne that I have stayed. The rooms are excellent, I booked through Groupon and we had a very large seafront room, with 3 windows overlooking the carpet gardens and pier. It had a large comfortable bed, a sofa a brilliant large surround sound TV. A dressing table with tea and coffee, bottled water and biscuits. It even had a coffee machine, with lots of pods, along with a kettle. It had extra pillows which weren't needed and a iron and ironing board and a very powerful hairdryer. The bathroom was amazing with a separate shower and bath, really large bathroom and was very warm with a heated towel rail. It was a very inviting room. The staff were very friendly and helpful and efficient. The reception staff booked us in quickly and when we left we were able to leave our luggage in the luggage room. The breakfast was amazing and the staff in the restaurant are so helpful and friendly to. The breakfast was buffet style, with plenty of tea and coffee and juices, good choice of cereals. The cooked breakfast was the best I have had in hotel, all cooked well, the eggs, mushrooms, bacon, hash browns, baked beans, plum tomatoes and the sausages were so tasty and seasoned. Couldn't fault it. They never ran out of anything and it was very busy. It's situated right on the seafront, right near the pier and you only have to walk down Terminus road, which is just down the side of the hotel and you are right in the middle of the shops. Only just down the road from the bus stop and only 20 minutes walk to the station. Would definitely recommend it to anyone and I would definitely book again. Looking for a week at Easter. Lovely building Grade II listed.

Appalling!!! Whole hotel needs upgrading. From meals to room. Chaos on arrival. Wrong rooms and wrong keys given out. It takes more to run a hotel than friendly staff. And there's more negative comments but I don't have time. Be very aware if booking this hotel. No disabled entry that I could see back or from. The MOST disappointing Christmas I've ever had !!!!! 😠 😤

The building should have been condemned many years ago. The windows are rotten with holes in the frames, missing metalwork and black mould. I genuinely think the windows are a serious health and safety hazard in that hotel. If you have a seaview room then perhaps the view will compensate for that. But if you have a "standard room" aka a room for poor(er) people, then you won't be able to sleep because the courtyard/the back of the building belongs to the town's pigeons. They live, eat and defecate on the parapets all over the place and they're super noisy throughout the night. The layer of dirt and dust on the carpets both in communal and private areas could suggest that they have never been hoovered since the place was erected. There are 2 tiny lifts in the building(too small for 2 average sized people with 2 small bags) which are definitely not fit for purpose. How do they get away with charging their guests what they do???? I'm terrified to even think what must be going on in their kitchens 😱

Tired old hotel, seriously in need of renovating. The lift is slower than a geriatric snail, the woodwork and walls all need repainting and the carpet is filthy. A double bed was small and uncomfortable but to be fair the room was clean and the shower hot.

In Feb 2015, I booked a double room and paid £20 deposit. Regrettably we were unable to visit and I was obliged to cancel the booking in good time. The hotel would not refund the deposit however but said that they would hold it against a future possible booking. I do of course have a receipt. I had it in mind that we may reinstate the booking for this summer, but this has not been possible. I wrote to the hotel some two months ago and requested a full refund to which they have not replied. I now fully accept that my £20 is probably lost, but feel that any future potential customers of the Burlington should be aware of these facts.

I'm particularly pleased with the selection of fresh vegetables provided each time. There is a good range of dishes available, including vegetarian options. The ambience is extremely good, as the dining room is freshly painted and airy with Victorian high ceilings. An early dinner booked at the Burlington started with third rate service. The waitress happily watched us walk into and stand around an empty restaurant 10 minutes after it should have opened and it needed us to return to the reception where she was talking before she showed us to a table. The menus were given to each of us without any explanation of the chefs specials, soup of the day etc. The next time we saw anyone was when a waiter came to take the order and had to be sent away to fill in the variables on the menu, the sweets available etc. We laughed amongst ourselves on the table as the staff seemed to scatter into the kitchen so as not to have to meet the next diners. The high percentage of retired customers was reflected in the way the food was prepared. Although overcooked by modern standards the food was tasty. The sweets were well presented but the strawberry pavlova had commercially produced and very dry meringues with little added except a few fresh strawberries. The fresh fruit salad was mainly apple with what appeared to be some tinned fruit in juice added. At over £4 this was distinctly disappointing. The bread and butter pudding was much the best choice. The service did improve and with the right choice, the food was acceptable. The white wines were over sweet and even the dry white ordered could not be described as fresh tasting. With sea views, the high ceiling and generous proportion of the restaurant reflect its 1890’s design. If you like meat well done, slightly soft vegetables and traditional hot puddings the overall package is at a reasonable cost.
